How Much Is a Passive House Worth?

This is one of the questions I am frequently asked.

My professional activity combines the design of highly energy-efficient and Passive House buildings with real estate consultancy and valuation. This combination gives me a particularly valuable perspective on how design decisions can influence the value of a property.

It was in this context that, in January 2020, I was invited to present a paper entitled “Creating Value and Resilience in the Built Environment” at the LiderA Congress – Sustainable Construction Congress.

At the time, I argued that Passive House and high-performance construction should also be considered from the perspective of value creation. Comfort, energy efficiency, health, durability and resilience are all qualities that enhance a building and influence its value over time.

Today, after being involved in the design, construction, certification and operation of several Passive House buildings, that conviction has only grown stronger.

I am sharing a summary of that presentation because I believe the ideas I put forward then remain entirely relevant today.

As Warren Buffett said:

“Price is what you pay. Value is what you get.”

Perhaps the question is not how much it costs to build a Passive House.



The real question is: how much is a Passive House worth?
